Location and Access

Wonder View Ranch Estates is situated near the top of Sunny Divide between Sundance, Wyoming and Devils Tower National Monument. It is conveniently located in northeastern Wyoming within a 30 minute drive from several towns including Sundance, Hulett, and Moorcroft. Gillette, Wyoming and Spearfish, South Dakota are about a 45 to 60 minute drive from the property. Access to thousand and thousands of acres of Black Hills National Forest is available just north of Sundance in the Bear Lodge Mountains. Parcel D and E are adjacent to about 1,800 acres of Black Hills National Forest lands, which then joins several hundred acres of Wyoming State Trust lands.

Highway 14 is just ¼ mile from the east side of the property via a private access easement that is shared with some neighboring properties. A copy of the access easement is available upon request. A gravel road from the private easement to each tract has already been installed. Future road maintenance fees may apply.

Terrain

A mixture of rolling hay fields on the east side to timbered hills and rugged canyon lands on the west side combine to make a striking landscape with panoramic views. The diversity of the topography presents a breathtaking country scene with each tract having a private building site and inspirational vistas. The property traverses down into a canyon which is lined with ponderosa pine timber, bur oak trees and a variety of native bushes.

The elevation on the property ranges from approximately 4,400 feet above sea level in the canyon area to 4,800 feet in the upper meadows. According to FSA indications the average annual precipitation in the area is 16 to 18 inches.

Water and Utilities

The Seller has drilled a community water well that will service all tracts, with a Home Owners Association being formed to take care of the water well and road maintenance. Water usage will be metered and water usage & maintenance fees will apply. Each parcel owner will be asked to install a cistern with at least a 1,000 storage capacity on their tract.

The owners are having electricity and telephone installed to the property. Individual lot owners will be responsible to run the lines to their respective parcel.

Wildlife

With the combination of the good feed based on nearby hay meadows and the rugged terrain with plenty of places to hide, the habitat for deer and turkeys is excellent. Both whitetail deer and mule deer have been sighted in the region. Other small game animals including coyote, fox, bobcat and mountain lion also roam through the area. Recreation and Area Information

The vicinity near the property offers a variety of year round recreational possibilities. The Black Hills offers everything from studying our national historic treasures like Devils Tower, Mount Rushmore and Crazy Horse to more strenuous adventures like mountain climbing, horseback riding, camping, nature hikes and spelunking. The nearby Black Hills National Forest, which is about a 20 minute drive from the land, is an outdoorsman’s paradise with hunting and fishing opportunities. During the winter time hundreds of miles of groomed snowmobile trails and cross country ski trails can be enjoyed throughout the Black Hills.

Sundance has a 9-hole golf course and Hulett has an award winning 18-hole course. Hulett also has a newer airport which can accommodate most private jets.

Covenants

In order to preserve the pristine setting and the peacefulness of the location, restrictive covenants have been placed on the property. Horses are allowed. A copy of the covenants is available upon request.

Fences and Boundaries

Typically fences are put in for convenience and may not follow the legal description. The Seller is making known to potential buyers that there are variations between the location of existing fences and the legal description of the property. Some portions of the property are not fenced.

The Seller makes no warranties regarding the location of fence lines in relationship to the legal description of property, nor does Seller make any warranties or representations with regard to the specific acreage contained within the fence lines. Seller is selling the property in an “AS IS” condition which includes the location of fences as they exist. The parcels are not fenced separately from each other.
