Location and Access Wonder View Ranch Estates is situated near the top of Sunny Divide between Sundance, Wyoming and Devils Tower National Monument. It is conveniently located in northeastern Wyoming within a 30 minute drive from several towns including Sundance, Hulett, and Moorcroft. Gillette, Wyoming and Spearfish, South Dakota are about a 45 to 60 minute drive from the property. Access to thousand and thousands of acres of Black Hills National Forest is available just north of Sundance in the Bear Lodge Mountains. Each tract will be surveyed prior to closing. At this time only 4 tracts are available. An easement will give all tracts horseback riding and walking access to the National Forest lands. Parcel A – 40 acres – SOLD Terrain A mixture of rolling hay fields on the east side to timbered hills and rugged canyon lands on the west side combine to make a striking landscape with panoramic views. Wildlife With the combination of the good feed based on nearby hay meadows and the rugged terrain with plenty of places to hide, the habitat for deer and turkeys is excellent. Both whitetail deer and mule deer have been sighted in the region. Other small game animals including coyote, fox, bobcat and mountain lion also roam through the area. The Black Hills offers everything from studying our national historic treasures like Devils Tower, Mount Rushmore and Crazy Horse to more strenuous adventures like mountain climbing, horseback riding, camping, nature hikes and spelunking. The nearby Black Hills National Forest, which is about a 20 minute drive from the land, is an outdoorsman’s paradise with hunting and fishing opportunities. During the winter time hundreds of miles of groomed snowmobile trails and cross country ski trails can be enjoyed throughout the Black Hills. Covenants In order to preserve the pristine setting and the peacefulness of the location, restrictive covenants have been placed on the property. Horses are allowed. A copy of the covenants is available upon request. Fences and Boundaries Typically fences are put in for convenience and may not follow the legal description. The Seller is making known to potential buyers that there are variations between the location of existing fences and the legal description of the property. Some portions of the property are not fenced. The Seller makes no warranties regarding the location of fence lines in relationship to the legal description of property, nor does Seller make any warranties or representations with regard to the specific acreage contained within the fence lines.
