PROPERTY

The property consists of 1,008 acres. The acreage figure was obtained from the Crook County Court House, the property has not been recently surveyed. According to FSA records there are about 490 acres of tillable land. Historically the ranch has been utilized for livestock grazing and farming. In recent years the land has been leased. In 2008 the tillable land was planted to oats and millet.

There are three reservoirs on the property, two water wells, and a spring development. Both wells have electrical service. An old homestead site near the eastern middle of the ranch has electricity and could be used for a hunting cabin.

TERRAIN

Expansive rolling fields and native pasture lands give way to wooded hills and deep canyon lands. A dramatic canyon runs from the northwestern corner of the ranch then branches into two separate canyons that run southeasterly toward the middle of the property. Ponderosa pine, cedar and bur oak trees line the canyons and draws providing many different wooded home sites overlooking the canyons with Devils Tower and the Missouri Buttes as a backdrop. The rugged rimrock lined canyons and unique rock formations provide an interesting contrast to the rolling meadows and timbered hills. The high vistas offer unobstructed panoramic views of Devils Tower, the Missouri Buttes, the red cliffs of the Belle Fourche River Valley and the Bear Lodge Mountains. The elevation is in the range of 3,980 to 4,400 feet above sea level.

WILDLIFE

The ranch offers excellent habitat for the elusive Whitetail deer. Large bucks have been seen feeding on the fields and then bounding into the nearby brush for cover. Wild turkey, mountain lion, bobcats, coyote, fox, hawks and eagles are other species native to the area. Crook County and the Black Hills area are home to trophy caliber elk.

RECREATION AND AREA INFORMATION

The Black Hills area and northeastern Wyoming is steeped in western history and recreational amenities. The ranch itself offers an array of activities like hunting, horseback riding, camping, nature photography, and mountain biking. The outdoor adventurer will enjoy hiking and rock climbing at Devils Tower. TAXES

The current real estate taxes are $787.84. Typically the county reasseses the real estate taxes when a property is sold, which usually results in higher taxes. Interested parties should consult with the Crook County Assessor’s Office regarding property taxes.

MINERAL RIGHTS

All mineral rights that the Seller has pertaining to the property shall transfer to the Buyer.
