Location

Seely Divide Acreage is in northeastern Wyoming on the western side of the beautiful Black Hills in a private setting. It’s north of Hulett about 12 miles and just one & one-half miles east of Highway 112. Hulett is a small country town with a jet-capable airport and a world-class golf course.

Several communities are within a ninety-minute drive of the property, they include:
Sundance, WY; Aladdin, WY; Moorcroft, WY; Gillette, WY; Alzada, MT; Spearfish, SD; and Deadwood, SD.

Property

The land consists of 160+/- acres according to Court House records. The property has not been recently surveyed. Farm Service Agency records indicate that there are approximately 77 acres of tillable land. The tillable land is currently in grass hay.

Terrain

The variety in the topography provides for some wonderful vistas and beautiful Black Hills scenery. A high divide runs generally through the middle of the property with draws descending off of the divide on the northeastern and southern portions of the land. The property offers several great building sites with timber and far reaching views of the surrounding hills.

Ponderosa pine trees edge the fields with bur oak intermingled in the draws and hillsides. There are several sites on the high table lands that offer hidden nooks protected by the ponderosa pine forest where one could build a home or weekend cabin overlooking the canyon areas and have a view across the expansive plateau.

The elevation on the property ranges from approximately 4,100 feet above sea level in the canyon area to 4,200 feet in the upper meadows. According to USDA records the average annual precipitation in the area is 16 to 17 inches.

Wildlife

Northeastern Wyoming offers incredible wildlife habitat with abundant Whitetail Deer and Merriam Turkey. In recent years the elk herd in the Black Hills has been growing. The nearby Bear Lodge Mountains is range for the elusive Rocky Mountain Elk. The region is also home to coyote, fox, bobcat, mountain lion, hawks and eagles. All mineral rights that the Seller has pertaining to the property shall transfer to the Buyer. Seller makes no representations or warranty with regard to actual mineral interests that will be conveyed, all prospective Buyers will be responsible to have an independent mineral right search performed to determine the extent of mineral ownership that can be transferred with the sale of the property. Any mineral rights not previously reserved will be transferred to the Buyer.

Real Estate Taxes

The real estate taxes for this parcel have not yet been assessed. The land is currently taxed with other property owned by the Seller. Prospective buyers may want to consult with the Crook County Assessor with any tax questions they may have. Typically the county reassesses the real estate taxes when a property transfers into a new ownership which may result in higher taxes.
