The deeded and leased lands are run in common and fenced
together with the property being crossfenced into 12
main pastures, with several smaller gathering pastures.
Most fences are 4 or 5 strand barbed wire in average
condition. There are several land use trades with
bordering property owners. Typically fences are put in
for convenience and may not follow the legal
description. The Seller is making known to all potential
buyers that there are variations between the location of
the existing fence boundary lines and the legal
description of the deeded property. Seller makes no

with regard to the location of the fence
lines in relationship to the deeded property lines, nor

The ranch has been managed to promote the wildlife
habitat with limited livestock grazing for several
years. Hay is being harvested from about 400 acres of
tillable land. The fields on the western side of the
ranch along Inyan Kara Creek have historically been
irrigated with side roll systems. There are also dryland
fields on the property.
NOTE: Carrying capacity
and production may vary due to weather conditions and
different management practices. Prospective buyers are
advised to make their own determination of carrying
capacity and production.
The cost for the State Lease is $1,276, which includes a sub-lease
fee. State of Wyoming leases run in ten-year increments,
with the current lease expiring in 2012. The BLM Grazing
Allotment is for a total of 70 AUMS. The cost for the
BLM grazing permits was $1.35 per AUM for a total of
$94.50.
Upon successful closing, the owner will
relinquish the grazing leases in favor of the new buyer.
The new owner will then have to make application to
receive the leases. Owners have preferential positions
for leasing. The annual grazing fees are set by the
government and may fluctuate.
WILDLIFE
The ranch has a prime environment for wildlife with
numerous water sources, a good feed base and lots of
cover. Area wildlife includes elk, whitetail deer, mule
deer, antelope, turkey, mountain lion, bobcat, coyote,
fox, eagles and hawks. An abundant population of deer
are native to the area, with deer frequently seen on the
ranch. The elk herd in the area has been growing in
recent years. Brown trout and rainbow trout were stocked
in Inyan Kara Creek in 2009. There are several places
along the creek where one might consider applying for
rights to construct a permitted pond for fishing.

ranch is in deer hunt area 5 and elk hunt area 129,
which is a general license area.

WATER
The ranch has numerous water resources including 5
water wells, 5 spring developments, 6 reservoirs and
access to 2 creeks. A new water line project is being
worked on to install several miles of water pipeline
from a well in the west central part of the ranch
traversing east to a holding tank and 3 stock tanks.
Inyan Kara Creek winds through the valley on the
western part of the ranch for over four miles and for
another mile on the southeastern corner the ranch. Arch
Creek runs through the deeded land that lays west of the
State lease land on the westerly most portion of the
ranch. In some areas the creeks are intermittent or
seasonal.
All water rights permitted and
adjudicated to the subject property shall transfer to
the buyer. Prospective Buyers may wish to have a water
right search performed.
IMPROVEMENTS
The ranch has two sets of improvements situated several
miles from each other.
The southern headquarters
is tucked into a secluded draw along Arch Creek Road.
This location includes a ranch style log home which was
built around 1979. This comfortable home features 3
bedrooms, 2 baths, a wrap-around deck and two
fireplaces. The two-car detached garage has a trophy
room overhead. Just over the hill from the house a top
quality 40’x80’ horse barn features lean-to’s on each

sagebrush, choke cherries, wild raspberries, wild roses,
and a plethora of native bushes & wild flowers
complete the scenery. The fields on the western side of

ranch run along Inyan Kara Creek. On the hills
overlooking the creek there is evidence of tepee
rings, also petrified wood has been found on the
property. Several old homesteads on the property
silently whisper tales of days gone by.

4,800 feet above sea level in the upper plateau areas to
