LOCATION

The Hilltop Acreage is northeast of Hulett, Wyoming about 19 miles. A private easement through property that the Seller is retaining will provide the access from the property to a county road. The property is about five miles from Highway 112.

Other nearby communities within about a ninety minute drive of the ranch include Sundance, Wyoming; Aladdin, Wyoming; Gillette, Wyoming; Alzada, Montana; Spearfish, South Dakota; and Historic Deadwood, South Dakota.

Commercial airline service is available at Gillette, WY, and Rapid City, SD. Hulett has a newer airport which can accommodate most corporate jets.

ACREAGE

Deeded Land - 389 acres approximately
BLM Lease - 25 acres approximately

According to FSA records there are about 55 to 60 tillable acres. The tillable land is currently in grass and has been grazed in recent years.

The amount of the deeded acreage has been estimated since this parcel of land is being split off of the main portion of the seller’s ranch. A new survey would be needed to determine the actual number of acres in this parcel. The cost of the survey will be negotiated between the seller and buyer in the purchase agreement.

BLM LEASE

The BLM Grazing Allotment is known as #04142 Gladson Creek. It is for a total of 7 AUMs. The 2009 cost for the BLM grazing permits was $1.35 per AUM for a total of $9.45. Upon successful closing, the owners will relinquish the grazing leases in favor of the new buyer. The new owner will then have to make application to receive the leases. Owners have preferential positions for leasing. The annual grazing fees are set by Congress each year and may fluctuate.

TERRAIN

The topography of the Hilltop Acreage provides a very scenic setting and offers incredible vistas of the surrounding Black Hills with Devils Tower, the Missouri Buttes and the Bear Lodge Mountains looming in the distance.

Access to the property comes in at the southwestern portion of the property. This location near the southern boundary offers a protected building site nestled up against the hillside at the lower elevation. From this site it’s a steep climb to a high plateau that offers unobstructed views. On the upper elevations rolling meadows edged with timber lead into several deep draws that engrave the landscape. Ponderosa pine and bur oak trees line the draws and provide excellent wildlife protection. The north end of the property is very remote with the only access being on foot, by horse or ATV.

The landscape is enhanced with plum bushes, chokecherries, Oregon grapes, currant bushes and a host of other native species that attract wildlife.

RECREATION

Recreational opportunities abound in the Black Hills region. Our nation’s first National Monument, Devils Tower, is within a forty-five minute drive from the property. Most of the major attractions in the Black Hills are within a two-hour drive of the land. Outdoor enthusiasts will enjoy the thousands of acres of Black Hills National Forest located in the nearby Bear Lodge Mountains. Also nearby are Cook Lake and Keyhole Reservoir & State Park. Hulett has an 18-hole golf course. Sundance also has a nine-hole golf course.

WILDLIFE

The wildlife habitat on the ranch is excellent. Merriam turkey, whitetail deer, mule deer, and even an occasional elk are in the area. Elk herds in the Black Hills region have increased in the past few years. Crook County boasts of it’s large herds of whitetail deer.

MINERAL RIGHTS

No mineral rights transfer with the sale of the property.

TAXES

The current real estate taxes are estimated at about 1.00 per acre. Typically the county reassesses the real estate taxes when a property is sold and may change the property classification for tax purposes. Prospective buyers should consult with the Crook County Assessor regarding possible property taxes.

FENCES
