INTRODUCTION

The Bull Cedar Ranch is a vast ranching operation in good cattle country with world-class hunting for mule deer, elk and pronghorn antelope. The ranch encompasses 41,519+/- deeded acres and 20,561+/- acres of BLM and State of Wyoming lease. Portions of this fourth-generation ranch have been in the same family since the 1920s. Over the years, several generations have worked side by side on the ranch. While it is primarily a cattle operation, over the past twenty years the owners have worked diligently to develop the tremendous hunting opportunities on the property. In past eras, the land was both a sheep and cattle ranch. It covers a wide-ranging area of the Wyoming countryside with the land stretching for 18 air miles from north to south and 11 air miles from east to west. From the tree-lined hills to the rolling prairie pastures, this expansive ranch combines the best of ranch country and hunting available in Wyoming.

LOCATION & ACCESS

The Bull Cedar Ranch is located in the wide open spaces of central Wyoming along the western slope of the Pine Ridge Range. The ranch lies north of Casper about one hour. Casper has a population over 51,000 and is a central hub for Wyoming business, industry, retail shopping and medical care on Interstate 25. Natrona County International Airport west of Casper provides commercial airline service to Denver, Salt Lake City, Las Vegas, Minneapolis and Chicago. Visit www.IFlyCasper.com  for airport information. The ranch has a grass landing strip in the pasture and an airplane hanger, which works good for “country” aircraft. The ranch is less than a 30-minute drive from Interstate 25.

The communities of Midwest and Edgerton are north of the ranch about a 20-minute drive. The main road into the northwest side of the ranch and headquarters location comes from Highway 259 south of Midwest on a well-maintained gravel road. The headquarters is about 12 miles from the Highway. The southern entrance of the ranch can be accessed from Orsmby Road.

The deeded and leased lands are run in common and fenced together into about 19 pastures. Fences are in good repair. Most of the leased land is not accessible to the public, which allows for controlled access to limit the hunting pressure on the game. The acreage figures have been obtained from the BLM, State of Wyoming, Natrona and Converse County Assessor’s Offices. The property has not been recently surveyed.

CURRENT OPERATION

The ranch is owner rated at 1,200 cow/calf pair with the associated bulls. It’s a very low overhead operation with the cattle grazing out most of the winter on the lower elevation pastures in the middle and western portions of the ranch, supplemented by either cake or hay. Summer range is in the higher elevation pastures. The current operation has a late March calving time. The owners have been good stewards of the land by managing their livestock herd to not over graze the land. They run a reputable cattle operation with the calves selling right off of the ranch to repeat buyers. Selling calves on the ranch is facilitated by two sets of certified livestock scales.

The pastures are arranged to provide an efficient movement from one pasture to the next during the year. The gathering pens are designed for central handling of livestock for branding or processing then easy transition right into the next pasture.

NOTE: Carrying capacity and production may vary due to weather conditions and different management practices. Prospective buyers are advised to make their own determination of carrying capacity and production.

2008 cost for State Lease was $5.21 for AUM for a total of $4,489.00. State of Wyoming leases run in ten-year increments with the leases up for renewal in 2010. 

The BLM Grazing Allotment is for a total of 1973 AUMS. The 2008 cost for the BLM grazing permits was $1.35 per AUM for a total of $2,663.55.

Upon successful closing, the owners will relinquish the grazing leases in favor of the new buyer. The new owner will then have to make application to receive the leases. Owners have preferential positions for leasing. The annual grazing fees are set by the government and may fluctuate.

WILDLIFE

The Bull Cedar Ranch is a sportsman’s haven with trophy mule deer bucks and monster bull elk. The owners have managed the ranch to enhance the wildlife habitat, while at the same time improve the livestock grazing. They have an extensive game management program that has been in place for many years with a select number of animals harvested each year. Resident herds of mule deer, elk and antelope thrive in the area. Many hunters return year after year in search of their next big game trophy. The ranch also has prime habitat for sage-grouse, Hungarian partridge, wild turkey and migratory waterfowl.

The ranch has some of the best mule deer hunting in Wyoming with trophy bucks taken that score 190+ Boone and Crocket. The mule deer like the environment in the big hills on the north and middle portions of the ranch. Typically, 6 to 7 trophy bucks and 8 to 10 management bucks are harvested on the ranch each year. The deer hunts are offered with a minimum four-day stay. The ranch is in deer hunt area 22.

The area is known for having a sizeable population of elk. Large bull elk are frequently seen on the ranch, which exceeds the minimum score for inclusion in the Boone and Crocket record book. Bulls harvested in the past few years have scored in the 340 to 385 range. The elk are predominantly in the upper elevations of the ranch on the northeastern side around the Pine Ridge area. The ranch qualifies for two landowner elk licenses. The elk hunt area is 122.

Central Wyoming is known for its excellent pronghorn antelope hunting. Annually bucks scoring in the range of 80+ Boone & Crocket are taken on the ranch. Large herds of antelope are seen on the ranch. They typically range in the southern portions of the property. The antelope hunt area is 25.

A select number of hunts are booked each year for mule deer, elk, and antelope. Both rifle and archery hunts are offered for big game along with varmint hunting and photo safaris. Summer prairie dog hunts are booked with a minimum three-day stay for groups of three or four. All hunts are complete with meals and lodging. WATER

Continuing development of water resources has been an ongoing priority for the owners. Each year they work to complete a new water project. In past three years, 6 new water wells have been drilled. The ranch has a total of 27 water wells. Wells either have electricity, wind, solar power or can be accessed to hookup to an innovative solar panel system on a wagon which was created to move from well to well as cattle were put in the different pastures. Three water wells serve the headquarters location. An artesian hot water well owned by a separate entity is used on the ranch. It flows out of the ground at 186 degrees and provides an excellent wintertime water resource for livestock and wildlife.

Multiple reservoirs and springs are scattered throughout the ranch. Some large reservoirs are near the foot of the Pine Ridge range. The major drainages on the ranch include Big Bull Cedar, Little Bull Cedar, Salt Creek, Bobcat, Little Teapot, and 7L. Salt Creek is a warm water creek fed by the discharge from the artesian well. Some of the creeks are intermittent or seasonal.

All water rights permitted and adjudicated to the subject property shall transfer to the buyer. Prospective Buyers may wish to have a water right search performed.

IMPROVEMENTS

A good set of ranch improvements include two residences, hunting lodge, outbuildings, corrals, scales and a hunting cabin. The headquarters is midway in the ranch.

The main residence is a well-maintained brick home that sits nestled against a hill protected from the prevailing winds and overlooks the ranch. It has had some recent remodeling done in 2007 and features four bedrooms, three baths, office, gas fireplace, jetted tub, and commercial kitchen range. Entertaining large groups is made easy with the large cement patio and a pretty lawn area with mature trees. Years of hunting tales have been shared around the dining room table.

The hunting lodge with approximately 4,000 square feet is a comfortable place for hunters or guests to have a home away from home. It is a cedar sided modular with a tasteful addition and sleeps 14 comfortably. It offers a relaxing place for sharing the story of the day after a good hunt. The living room in the lodge features some of the trophy animals from the ranch.

The foreman’s house sits over the hill from the main house. It is a comfortable home with four bedrooms and two baths.

Outbuildings include a large barn, machine shed with concrete floor, extensive set of pipe corrals, 2–twenty five ton cake bins, and two sets of state certified 30,000 pound scales with shipping corrals. One scale is Fairbanks and the other is Cardinal.

An old homestead at the base of the Pine Ridge takes one back to days when moonshiners hid out in the hills. It’s now utilized for a cow camp in the summer or fall hunting camp. It has propane lights and a generator.

TERRAIN

The northeastern portions of the ranch spans the elevations of the Pine Ridge Range with steep hills lined by pine and cedar trees that give way to hidden draws. The mountains ascend prominently from the plains and offer refuge to the elk. Interesting rock outcroppings edge the hills. Overlooking the ranch from atop of Pine Ridge provides an interesting perspective on just how large the ranch is.

The central part of the ranch features vast sagebrush steeped hills that rise above the prairie and drop into deep arroyos that are a favorite place for the mule deer. The antelope country in the southern end of the ranch is primarily rolling hard grass pastures that look toward Casper Mountain.

Some of the topographical features and landmarks on the ranch include Big Bull Cedar, Little Bull Cedar, McKenzie Flats, Little Pine Ridge, Bobcat Creek, Gillam Draw, Little Teapot Creek, 7L, Salt Creek and the Saddle Rock formation.

Several incredible rock formations jut out from the landscape evidencing how the years of wind and rain have shaped their unique features. Incredible vistas are offered from the ranch with views all the way to the snow capped Big Horn Mountains and Casper Mountain. Wyoming’s State Flower, the Indian Paintbrush, provides the finishing touches to this diverse landscape offering vibrant hues of red, yellow and pink.

The elevations on the ranch range from 6,200 feet above sea level in the mountainous area in the northeast to 5,000 feet in the lower pastures on the west. The NRCS 30-year average annual precipitation is in the range of 12 to 14 inches.

RECREATION & AREA INFORMATION

The ranch itself provides a lifetime of recreational opportunities with excellent hunting, hiking, horseback riding, camping, mountain biking, game watching, photographic expeditions, and great territory for 4-wheeling. The ranch is perfectly located to serve as a base for year round recreation.

Central Wyoming offers a variety of year round recreation and cultural events. Winter sports are found on Casper Mountain with Hogadon Ski Area for downhill skiing, along with snowmobiling, cross country skiing and the annual sled dog races. Blue Ribbon fishing is accessible in the North Platte River about an hour from the ranch. Cast a line for rainbow, brown or cutthroat trout. Float the river, play a round of golf, go kayaking, swimming or take a nature hike. Thirty minutes southwest of Casper is Alcova Lake and Pathfinder Reservoir.

Casper was on the route of numerous historic trails like the Oregon, California, Mormon Pioneer and the Pony Express Trails. Other historic sites like Fort Caspar and Independence Rock are in the area.

Wyoming is the least populated State in the Nation and provides one of the most attractive tax structures in the country with no personal state income tax, no corporate income tax and low property taxes.
