This scenic hill country along Beaver Creek has over a mile of frontage on Interstate 90. The north edge of the property joins I-90 near the Coal Divide Exit and it’s just nine miles west of Sundance. Beaver Creek winds through the heart of the ranch. The landscape ranges from creek bottoms, picturesque valleys, mountainous terrain covered with ponderosa pine timber, draws with bur oak trees, jagged rimrocks, open meadows, and hidden pockets of aspen trees. Natural wildlife habitat with deer, turkeys and an occasional elk in the area. The property is in one contiguous block with county road access. This foothills region is centrally located between Spearfish, SD and Gillette, WY. This property has been in the same family for several generations.

Location

The Beaver Creek Ranch is centrally located on the western side of the Black Hills between Spearfish, South Dakota and Gillette, Wyoming. It lays west of Sundance, Wyoming and adjacent to Interstate 90. The north side of the ranch fronts the interstate for over one mile. Access to the ranch is via Interstate-90 at Exit 178 then it’s another 2.2 miles on a gravel county road to the main entrance to the ranch. The county road runs through the ranch for about 7/10th of a mile with the property laying on both sides of the county road.

Acreage

237 +/- BLM Lease

Both of the leases join the deeded property making the ranch one contiguous block of land. The leases are fenced in with the deeded property.  Historically the land has been used as a cattle operation.  

NOTE: Prospective buyers are advised to make their own determination of carrying capacity and production. The deeded acreage number has been obtained from Crook County Court House records. This property has not been surveyed.

Lease Information

The cost for the State lease for 2008 is $359.49.   The State lease expires on February 1, 2012. This lease is for 69 AUMs. The cost for lease may fluctuate from year to year.

The BLM grazing permit is for 30 AUMs. The BLM lease fee for 2008 is $1.35 per AUM for a total of $40.50. The annual grazing fee is set by the government each year.

Upon successful closing the owners will relinquish the leases in favor of the new buyer. The new owner will then have to make application to receive the leases.

Terrain

The Beaver Creek Ranch is an expansive acreage with a pretty creek bottom running near the heart of the ranch and wooded hills on both the west and east sides of the property. Kaiser Divide is on the far eastern side of the ranch and features some of the highest elevations with soaring plateaus offering extensive views overlooking the ranch and surrounding countryside. The elevation on the ranch ranges from 4,550 to 5,150 feet above sea level.

Beaver Creek winds through the valley with rolling meadows at the edge of the creek giving way to gently sloping hills that lead to steeper mountainous terrain covered with ponderosa pine timber offering lots of wildlife cover and extraordinary views. Wide gulches bordered on both sides by rugged wooded hills provide privacy and natural protection.  Brushy draws with bur oak trees, hidden pockets of quaking aspen trees, plum brush, and wild berry bushes compliment the landscape and make this a truly inspirational setting. The final touches to the landscape are the interesting rock outcroppings that range from large mossy boulders to small rimrock cliffs. The mixture of the terrain offers picturesque surroundings reminiscent of the old west. 

Some wonderful south sloping hills overlooking the creek make the perfect backdrop for a western lodge, private residence or weekend cabin. Or get further from civilization and choose a site up on one of the many hills on the ranch and enjoy panoramic views.

Recreation

Northeastern Wyoming and the Black Hills region offer a variety of recreational opportunities in every season. Activities ranging from snowmobiling, sight seeing, hunting and fishing to nature hikes, rock climbing, golf and spelunking can be found within two hours of the ranch. This of course is in addition to all of the wonderful opportunities right on the ranch. The closest access to the Black Hills National Forest is near Sundance at the south edge of the Bear Lodge Mountains. 

The area is also home to many of our Nation’s historical treasures including Devils Tower National Monument, Mount Rushmore Memorial, Historic Deadwood, South Dakota, and Crazy Horse Memorial.

Area Wildlife

Native herds of whitetail deer, mule deer, and flocks of Merriam turkey frequent the area. The elusive Rocky Mountain Elk has also been seen in the area. Mountain lion, eagles, fox, bobcat, coyote and a plethora of other small animals make their home in the region. With the natural waterholes and the abundance of cover the area is a wildlife haven. Water

In addition to Beaver Creek, which is located midway through the ranch, there are several reservoirs on the property for livestock water. In recent years, due to drought, Beaver Creek has been seasonal at times.

 
Fences and Boundaries

Typically fences are put in for convenience and may not follow the legal description. The Seller is making known to all potential buyers that there may be variations between the location of the existing fence boundary lines and the legal description of the deeded property. Seller makes no warranties with regard to the location of the fence lines in relationship to the deeded property lines, nor does the Seller make any warranties or representations with regard to the specific acreage contained within the fenced property lines. Seller is selling the property in an “as is” condition which includes the location of the fences as they exist.
